Tax Credit Extended to April 2010

Great News!

Whether you have a home to sell, or are a first time buyer, this is great news for anyone interested in making a move to Academy Hill where we offer numerous styles of homes including the option of single family buildable lots.  Passed on November 6th, the First Time Home Buyer Tax Credit has been extended to April 1st, 2010. This time around, the credit has been expanded to include current homeowners. To be eligible, homes must be under written contract by April 30th, 2010, and closed by June 30th, 2010.

Credit Limits:

The first time homebuyer’s credit will remain at 10% of the purchase price of the home, with a maximum available tax credit of $8,000. Current homeowners are eligible for a $6,500 credit, but the buyer must have used the home being sold as their principal residence for five of the last eight years.

Income Limits:

Income limits have been increased to $225,000 for a married couple and $125,000 for a single purchaser. For incomes above the limits, partial credits will be applied, but there is an income cap of $245,000 for a married couple and $145,000 for an individual.

Maximum Home Value:

Additionally, the maximum purchase price of the new home is now limited to $800,000. No partial credit is available if the purchase price exceeds this amount.

Payback Provisions:

The tax credit is a true credit. It does not have to be repaid unless the home owner sells or stops using the home as their principal residence within three years after the purchase.

Lawrence Academy

I recently had the good fortune of meeting Greta Donahue, one of the trustees of Lawrence Academy. Greta was visiting with me at the Academy Hill sales office, and as we discussed the new homes in Groton and the various amenities of the Groton Massachusetts area, a discussion ensued over the area schools. The public and private schools within Groton have been a big attraction for buyers with children considering a move to Academy Hill, and Greta brought up Lawrence Academy, one of the most well-known private schools in Groton.

Founded in 1793, Lawrence Academy is rich in history, being the third oldest boarding school in Massachusetts. Here are a few facts and statistics, copied from their website:

Something that I found personally compelling in my discussion with Greta was the initiatives and efforts on the part of Lawrence Academy to promote diversity. I grew up in an extremely diverse environment as a youth, having spent the majority of my formative years in English-language international schools in South East Asia. The lessons, values, and virtues that I learned from being around peers of different cultures and backgrounds, have endured as an integral part of my character as an adult. From almost every country, children of parents working internationally in various state departments, international corporations and industry, and on extended stays within the host country, typically constituted up to 97% of the student body and faculty, so my case was rather extreme. However, I was exposed at a very young age to fostering an intimate understanding of the international community, cross-cultural understanding, and the importance of the interdependence of our world. Also, speaking as a recent parent, I find this attribute of education of increasing and foremost importance as technology continues to bring the world together in innovative ways. MCAS scores, faculty to student ratios, university acceptances, and academic achievement statistics are often closely regarded and scrutinized when comparing college preparatory schools, but I would place an equal priority on the appreciation of diversity.

Most recently, my Oktoberfest event brought the most unusual weather seen to date at Academy Hill. At the onset of the Nor’easter, I became worried that I would have no visitors, especially when I saw the clumps of heavy snow sticking to the ground. I began to regret not having cancelled the event when our caterer called to check in with me after having received cancellations at his other events planned for that day. Sure enough, people started to arrive. Families, empty-nesters, and a couple of single professionals made their way to the on-site sales office, and at the end of the unusually winter-like Sunday afternoon, Academy Hill pulled through and I found myself with three more reservations in-hand for homes in our recently-opened, second phase.
